A security deposit helps you cover the cost of damages or unexpected issues during a guest's stay. This guide explains how to set up a security deposit in your Holidu account and how to collect it from your guests.
How to configure a security deposit
- Log in to your Holidu account. Select the property you want to configure. If you manage more than one property, you need to set the deposit for each one individually.
- Go to Configuration. In the upper left corner, select "Configuration", then click the "Pricing" section.
- Set the amount. Scroll down to "Additional Fees" and select "Edit". In the pop-up window, enter your security deposit amount and click "Save".
How to collect a security deposit
Choose a collection method and communicate it to your guests in the arrival information so there are no surprises at check-in.
- Cash on arrival: Collect the deposit in cash when the guest checks in. This is a simple option that ensures payment before arrival.
- Bank transfer: Ask guests to transfer the deposit a few days before arrival. This requires advance planning and clear communication.
- Payment apps: For a faster process, you can use apps such as Bizum (Spain), Swikly (France) or PayPal. These apps are not affiliated with Holidu. Other local payment apps may also suit your needs.
Not every guest can pay by bank transfer or app, especially international guests. Offering cash on arrival as a fallback is a good idea. Choose a method that works for both you and your guests.
Important considerations
- Collect before check-in: We recommend receiving the deposit before the guest checks in, so you are covered for any potential charges.
- Existing bookings: Changes to your deposit do not apply to bookings made earlier. For example, if a guest booked when no deposit was configured, you cannot charge one later.
- Airbnb bookings: Airbnb handles security deposits for its bookings through AirCover. Collecting a deposit from Airbnb guests is not allowed under the channel's policy.
- Booking.com: Booking.com may show that the deposit must be collected by bank transfer 7 days before check-in. This is a platform-wide setting that Holidu cannot change for individual hosts. You are still free to collect the deposit in cash, for example on arrival. As the host, you are always responsible for collecting and managing the deposit.
Returning the security deposit
Return the deposit once the property has been inspected and found in good condition, usually at check-out or a few days later. The deposit must be returned no later than 14 days after check-out.
Looking for a simpler alternative?
Holidu Protect can replace the need to collect a security deposit. For €3 per booked night, your property is covered for guest damages up to €50,000 on all supported booking channels, including Airbnb. Activating Holidu Protect automatically disables the security deposit for that property. You can learn how to activate or deactivate Holidu Protect in your account.
