Changing the property owner in Holidu means moving a property from one account holder (host) to another. After the change, payouts and invoices for new bookings go to the new account holder. To start the process, reach out to us using the Holidu Assistant.

What does changing the owner mean?

  • The owner in Holidu is the account holder (host).
  • Changing the owner moves one property from the previous account holder to a new one.
  • The new account holder must sign their own contract, separate from the previous one.

What are the rules and conditions for changing the owner?

  • Transfers are handled one property at a time. Bulk transfers are not possible.
  • Bookings confirmed before the change that have already been invoiced and paid out cannot be migrated to the new account holder.
  • Bookings made before the change that have not yet been invoiced can be migrated, but only if you explicitly request this from Holidu. There is no automatic migration.
  • The new account does not automatically inherit booking data from the previous account. Bookings created before the change are only visible to the new account holder after a migration request has been processed.
  • The onboarding fee is charged once per property. If the previous account holder has already paid it, it will not be charged again. If it has not been charged yet, it will be deducted from the new account holder's first payout after their first booking.

How does changing the owner affect payments and invoicing?

  • Previous account holder: receives payouts and invoices for all bookings confirmed before the change date.
  • New account holder: receives payouts and invoices for all bookings confirmed after the change date.
  • Migrated bookings: once a booking is migrated, its payouts and invoices go to the new account holder.
